There is adequate space to park three cars in the driveway. Directly in front of the house there is a densely wooded area of Cyprus, olive and pine trees which provides beautiful greenery and a sense of "country".
From the private driveway you enter the villa directly into an entrance hall. On the left of the entrance hall is a small guest toilet. Off the entrance hall is the lounge which is a good sized room with a superb covered balcony with views of the marina and Corfu town and to the left the mountains of Albania and Greece. From this balcony there are steps that lead to the gardens and pool. To the left of the lounge is a dinning room which leads to a TV room and the kitchen. It is a modern well-equipped galley style kitchen. From the kitchen/TV room balcony steps lead down to the garden and pool and to a lovely outside eating area covered with a pergola. From the entrance hall a curved staircase leads to the 1st floor. Here there is the master bedroom with separate dressing room and a large balcony again with fantastic views. There is an en suite bathroom with corner bath, double vanity basins and a shower. Also on this floor is a study equipped with solid wood fitted desks and cupboards which has its own private balcony with full sea views. Next to the study is a bathroom with shower. Again from the entrance hall the staircase leads down to the lower ground floor. Here there are 2 twin bedded rooms and a bathroom with shower. There is also a laundry room, storage room, machine room and workshop. There is air conditioning in the master bedroom and study on the upper level and in the TV room and lounge on the ground floor. The entire villa is centrally heated. There is a single garage with an electronic roller shutter door.

The Separate Apartment
Located on the lower level, the apartment has its own access door coming in from the garden or it can be accessed from within the main villa. It consists of a lounge/dinning/kitchen, a small dressing area with ample cupboard space, a large bathroom with bath and shower and a double bedroom with air conditioning. It can be utilized as a separate apartment or, by simply unlocking an inter-leading door, it can become part of the villa.
The Gardens
The villa gardens are private and consist of manicured lawn, flowers and shrubs, a fish pond with gold fish and a fountain, and well established trees providing plenty of shade. There are fruit trees (apple, plum, lemon and fig) and beautiful South African water lilies in the fish pond. At the bottom of the garden there is a well set out vegetable garden and garden shed. The pool is 9 x 4 metres.

Summer on Corfu

Winter on Corfu
The winter atmosphere on Corfu, along with a number of events that are unique to the island, makes for a very relaxed and different experience. For example, in April each year during the Orthodox Easter period, several well known, exclusively Corfiot events (like the "throwing of
the pots") highlight the seasonal calendar. As the Greek Easter celebration marks the end of winter, many visitors come to celebrate along with the Corfiots. The throwing of clay pots from the balconies in Corfu town, at exactly 11am on Holy Saturday, liberates the thrower from his troubles of the past year and heralds the arrival of spring.
During the period prior to Easter, numerous
Corfiot bands take to the streets to accompany
marchers and on the last Sunday of the celebra-
tion, one of the finest Carnival parades in all
Europe crowns the pre-Easter festivities. During
the Christmas and the New Year celebrations,
Corfu is a festive and colourful place and easy
access by ferry and car to the mainland puts one
in reach of skiing facilities in north-western
Greece. There are also organised winter walks
which take place every Saturday to different parts of the island and the cooler weather is a good time to take in some of the cultural sites and other places of interest. The restaurants which operate in winter offer the true Greek cuisine prepared for the locals.

A. A non European buyer would need to gain the permission of the Greek Ministry of Defence in order to buy a property here in Greece OR establish an off shore EU based company which would purchase the property.
B. In the case of this villa neither of the two would apply as the villa is already owned by an off shore EU based company and therefore a potential buyer would need only to buy the shares in this company in order to take ownership. This also makes a purchase considerably easier for someone living within the EU.
C. It should be noted that company share transfer tax, which would be payable, is considerably less than normal Greek property transfer tax. This means there is a saving of many tens of thousands of Euro.
